Through August 2026, 3,700 single-family homes have closed, compared with 3,266 during the same period in 2025. That's a 13.3% increase in closed sales year-to-date.


Even more interesting, pending sales are up 16.1%, with 4,076 homes going under contract through August compared with 3,512 during the same period last year.


For homeowners wondering whether buyers are still active in Brunswick County, these numbers are a good reminder that there are still plenty of buyers in the market. šŸ 


What do the August numbers tell us?


āž”ļø New Listings: 637 in August 2026 vs. 649 in August 2025 — down 1.8%

āž”ļø Pending Sales: 503 vs. 394 — up 27.7%

āž”ļø Closed Sales: 458 vs. 480 — down 4.6%

āž”ļø Median Sales Price: $428,550 vs. $449,950 — down 4.8%

āž”ļø Average Sales Price: $551,273 vs. $595,784 — down 7.5%

āž”ļø Days on Market: 91 vs. 73 — up 24.7%

āž”ļø Percent of List Price Received: 97.7% — unchanged


Looking at the year-to-date numbers gives sellers additional perspective. The median sales price is $420,000, up 4.4% from $402,375 during the same period in 2025. The average sales price is also up 3.7%, from $533,944 to $553,498.


So while the month-to-month numbers can fluctuate, the broader 2026 picture continues to show higher home values compared with this time last year. šŸ“ˆ


ā° Homes Are Taking Longer to Sell


One of the biggest changes Brunswick County home sellers should pay attention to is days on market.


Single-family homes averaged 89 days on market year-to-date, compared with 75 days during the same period in 2025—a year-over-year increase of 18.7%.


In August alone, the average was 91 days, compared with 73 days last August.

āž”ļø Median sales price: $280,000, up 0.7%

āž”ļø Average sales price: $324,323, down 1.0%

āž”ļø 97.6% of list price received


The August median sales price for townhomes and condos was $310,000, an increase of 12.7% compared with August 2025.


Inventory also remains relatively stable, with 480 townhouse and condo properties available for sale and 6.1 months of supply.
